Two complexes, several ways to use them
Casa Europea combines a historic house and modern complex on 45.86 hectares, rounded to 46 hectares in this presentation. Main floor areas total approximately 1,253 m², with approximately 280 m² of ancillary and glazed spaces in addition. These categories should not be confused with a guaranteed habitable floor area.
This overview helps prepare a visit and compare the needs of your project with the existing spaces.
| Existing space | Key facts | Considerations for your project |
|---|---|---|
| Historic house | Approximately 558 m² of main floor area | Six bedrooms; 133 m² hall; practice room of approximately 59 m². |
| Modern complex | Approximately 695 m² of main floor area | Four bedrooms; larger rooms of approximately 303 m² and 176 m². |
| Existing accommodation | 10 bedrooms · 7 bathrooms | Five en-suite bathrooms; assess room distribution against your intended use. |
| Kitchens | 3 equipped kitchens | One in the historic house and two in the modern complex. |
| Ancillary and glazed spaces | Approximately 280 m² in addition | Separate from main floor areas; assess for the intended use. |
| Internet and water | 1 Gbit/s fibre · mains water | Active fibre in the modern complex; historic house subscription to reactivate. Mains water on the estate. |
Areas are indicative; detailed property documents are available for review.
Explore more accommodation within existing spaces
The ten bedrooms reflect the arrangement described by the owners: six in the historic house and four in the modern complex. Other existing rooms and selected parts of larger halls could be assessed for conversion.
Each option needs to consider daylight, access, bathrooms, services, safety and the shared spaces to retain. Neither the number of additional bedrooms nor the cost of works has been established.
Connectivity, water and everyday infrastructure
The modern complex has an active 1 Gbit/s fibre connection, Ethernet sockets in every room and Wi-Fi. An earlier test supplied by the owners recorded 840 Mbit/s download and 700 Mbit/s upload. Wi-Fi coverage and speed at individual workstations should be assessed for the intended use.
The historic house previously had an equally fast connection. Its subscription is currently inactive and will need reactivation. Some rooms have Ethernet sockets; the Wi-Fi network, previously distributed throughout the house, will need to be set up again.
The estate is connected to mains water. The historic house also has a switchable private supply with a pump and pressure tank. Rainwater is collected for toilets in the modern complex. Its wastewater installation was built in 2017; inspection documents and suitability for a new use should be reviewed. The historic house’s installation needs upgrading to meet requirements. Two springs and a well are also present.
Designed with energy efficiency in mind
The modern complex was designed with energy efficiency in mind: good insulation, a building partly set into the ground, geothermal underfloor heating and 30 grid-connected photovoltaic panels. Its building envelope and systems work together as part of that approach.
The cultural centre’s energy assessment of 26 February 2026 is an unclassified French DPE (DPE vierge). Without continuous occupation, consumption records could not support an energy rating. This is not a poor energy class.
The historic house’s assessment, also dated 26 February 2026, records DPE D (142 kWhEP/m²/year) and GES D (32 kg CO₂/m²/year). Estimated annual energy costs for standard use of that house are €7,970–€10,840, based on average 2021–2023 energy prices including subscriptions. This estimate does not cover the whole estate or the cost of a future business.
An existing place of gathering, a project to define
The cultural centre was designed with reading and multipurpose spaces open to the public. A 2018 accessibility declaration for a French Category 5 ERP is available. The conditions for a future events or accommodation concept should be assessed for the particular project.
Availability and handover by arrangement.
A rural address near Saint-Affrique
The estate is in Aveyron, Occitanie, in Southern France. According to the owners, Saint-Affrique is approximately 8 km and 20 minutes away by car, with shops, supermarkets and everyday services. Distances and travel times are indicative and depend on the route.
Montpellier and Toulouse are regional hubs to consider for arrivals from a major city. We can provide access details when arranging a visit; an operating project should assess its preferred connections and transfers.

The brochure, detailed areas and documents relevant to your project. Tell us the number of residents or overnight guests, intended activities and any alterations you have in mind.
Are alterations and intended uses already authorised?
Each project needs to be assessed for its specific use, works and occupancy. Existing rooms and halls do not replace this review. Available documents can be discussed when preparing your visit.
